Extended Deadline for Golden Visa Investors Finalizing Greek Property Contracts

In a significant update to the Golden Visa scheme, investors who have made a 10% deposit on a Greek property before August 31, 2024, are now granted an extended timeline to finalize their contracts. This extension aims to provide additional flexibility, ensuring that eligible applicants can complete their property agreements and apply under the previous investment thresholds

Investors who are still in the process of finalizing their contracts will now have until February 28, 2025, to complete their property agreements and remain eligible to apply under the current investment thresholds of €250,000 – €500,000. This extension replaces the previously announced cutoff date of December 31, 2024, providing additional flexibility for applicants to benefit from the existing scheme.

Now effective, for all new Golden Visa investors, as of September 1st, 2024, changes have been made to the Golden Visa law. The minimum value of real estate for acquiring a Golden Visa has been increased to 800,000 EUR for the Regional Units of Thessaloniki, Mykonos, and Santorini,
the Region of Attica, and the islands with a population of more than 3,100 inhabitants. For all other regions, the minimum value of real estate required is set at 400,000 EUR. Also, the investment must be carried out in a single property with a minimum surface area of 120 square meters.
