Greek budget data points to another strong year for real estate


Greece’s Finance Ministry expects an uptick in revenues stemming from the real estate sector in 2026, indicating that the country’s property market will remain on an upward trajectory for the 12-month period.

Strong local and international buying interest is fuelling demand for Greek property assets, where prices continue to advance. The latest price data published yesterday by the Bank of Greece, the country’s central bank, show a jump of 7.7% for the third quarter of 2025 (versus 7.6% in the previous three-month period).

Looking ahead, the Finance Ministry is getting ready for another busy year.

In the draft of the Greek government’s annual budget submitted to Parliament a few days ago, total state revenues from properties are estimated to reach 900 million euros next year, compared with 830 million euros for 2025, representing an annual increase of 8%.

Furthermore, taxes from real estate sales are seen climbing to 653 million euros, of which 539 million euros relate to the sale and purchase of buildings, up from 488 million euros in 2025 and 459 million euros in 2024. The budget is expected to be approved by lawmakers by the end of the year.

One of the key factors driving continued buying interest in Greece is the affordability of homes. Industry experts estimate that prices in Greece are roughly 20–30% below those seen in many parts of Europe.

Upward momentum

Meanwhile, the market is showing strong upward momentum as seen in the Bank of Greece data. In Athens, prices gained 6.6% while in Thessaloniki they raced ahead 9.6%. Buyers also remain active in other large cities where values added 8.9% year-on-year.

As investors seek investment opportunities in older homes, figures show that prices for apartments more than 5 years old jumped 8.5%, and 6.6% for newer properties.
